Tl;dr: Overall my experience was average. I expected more given the price I’m paying, but I did purchase the room late.
Service was acceptable. The room, facilities And breakfast were ok. Nothing hugely wrong with this place, but nothing impressive either.
Detailed: Pretty pricy for a solo traveler, which is expected because it is very close to the checkpoint.
Overall cleanliness was ok, but bedsheets had black/yellow stains that were noticeable only upon closer inspection.
The room with the king sized bed was small in my opinion. There wasn’t much space to walk to the bathroom.
My safe kept beeping randomly and I had to call for reception to get the batteries changed. They responded really quickly which is appreciated.
My room was facing Komtar JBCC, and It can get noisy at night as there is a bar just next door, and the hotel is by a busy road. I was unbothered by it but people who are noise-sensitive might want to take note.
Breakfast was average.

Generally, Fives hotel is a very affordable and a value for money accommodation. Cleanliness wise, the hotel has been very well maintained. We love the welcoming ground floor lobby which has a pleasant aroma to greet hotel guests. Its location is a big plus too!

Good location. Other than that nothing else to shout about. Room was really small and the breakfast spread was limited. For the price point, there are better options.

All is fine. Only 1 small thing to be alert, toilet floor tiles slippery. Dangerous for kids and old folks.

The room is cozy and very clean. Location is excellent and very convenient as City Square and Komtar JBCC is just across the road. CIQ is also nearby. Service staff is responsive and polite. The only thing is soundproof of the room is not so good as can hear noises from room next door and traffic noise.
